Here’s How Much B.C. Landlords Can Increase Rent in 2027

The cap matches inflation and gives landlords three months’ notice, while B.C. says average provincial rents have fallen 4.5%.

  • On Thursday, the Housing Ministry announced the maximum allowable rent increase for 2027 will be capped at 2.2%, taking effect Jan. 1, 2027. This is slightly lower than the 2.3% limit set for 2026.
  • Housing Minister Christine Boyle stated the rate is tied to projected inflation for 2027. Linking increases to inflation helps renters meet housing expenses while ensuring landlords maintain stable homes, she said.
  • British Columbia has seen a 4.5% decrease in overall average rents, which Boyle attributes to government work increasing housing supply, limiting foreign investment, and cracking down on illegal short-term rentals.
  • Landlords can only increase rent once every 12 months and must provide three months notice of changes. The cap excludes commercial tenancies, non-profit housing, co-operatives, and certain assisted-living facilities.
  • Manufactured home park tenancies will also be capped at 2.2% for 2027, plus a proportional amount for local government levies and regulated utility fees. This aligns with the residential cap structure.
