Victoria tenant advocates voice concerns over new Esquimalt highrise
The project will replace two existing rental buildings with 327 units, while tenant advocates say 40 of 63 eligible residents have already relocated.
Esquimalt Council approved a development permit on April 27 for a 21-storey rental tower by Belmont Properties and Intracorp Homes, replacing existing residential buildings at 1340 Sussex St. and 1337 Saunders St.
Victoria Tenants Union remains critical of policies incentivizing private developers, arguing the demolition of two affordable rental buildings this fall contributes to the homelessness crisis.
The new highrise will provide 327 rental units, 240 parking stalls, and 413 bicycle stalls, with construction beginning early next year and targeting occupancy by mid-2029.
To date, 40 of 63 eligible tenants have voluntarily relocated; Belmont Properties added they are "quite hopeful" they can find remaining residents non-market housing or alternative placements.
Victoria Tenants Union representative Harland Bird noted that every forced move increases rents, stating, "We will be sad to see the loss of these buildings, but we will continue to fight for housing justice.
