The three-bedroom cottage drew three bidders but missed its reserve after erosion left the garden beside a 120-meter drop, agents said.
A Sidmouth thatched cottage failed to sell at auction on Tuesday, July 21, attracting a top bid of $323,000 against a $325,000 guide price, just three days after a major cliff collapse at Jacob's Ladder Beach on Saturday, July 18.
Devon's coastline consists of soft, unstable red sandstone, leaving the property sitting roughly 40 feet from a 390-foot precipice and susceptible to the unpredictable failures characteristic of the region.
The property's value plummeted after a 2024 'cliff fall' claimed a portion of the garden, significantly impacting the $900,000 investment made in June 2011, despite normal market valuations between $1.4 million and $2.1 million.
Witness Kirsty McGregor described an 'almighty crash' as the cliff gave way Saturday, recalling, "I have heard that a few people were very much covered in the orange dust," though no injuries were reported.
The cottage remains on the market with the reserve price unmet, and it is believed the owner is considering offers and may put it back up for auction at a future date as concerns about continued erosion intensify.
Alexis Rojas lost his home after the land was completely ceded in the El Cipress sector in Miraflores Alto; while Nicole Jiménez, who lives in the same area, expects the imminent collapse of her home and eventual eviction with her seven-year-old daughter.
