Canadian home sales rise for fourth straight month in July
CREA said sales rose 0.5% from June as the national benchmark price reached $658,000, with new listings falling for a third straight month.
On Tuesday, the Canadian Real Estate Association reported that national home sales rose 0.5% in July, marking a fourth consecutive monthly increase while benchmark prices posted their first monthly gain since November 2024.
New listings fell 1.6% in July, marking the third consecutive monthly decline that tightened supply as fewer properties came to market. The national sales-to-new-listing ratio climbed to 51.3% from 50.2% in June.
The national benchmark home price reached $658,000, reflecting a 0.1% increase from June, though it remains 3.2% lower year-over-year. The national average sale price was $674,819.
Regional market dynamics diverged sharply across Canada. Several areas in the Prairies, Quebec, and Atlantic Canada shifted toward higher supply, while Ontario and Toronto saw sales-to-new-listing ratios rise to 45.0% and 37.2%, respectively.
Despite gains, actual home sales totalled 43,578, remaining 5.3% below July 2025 levels. CREA senior economist Shaun Cathcart notes that markets across Canada are generally moving back toward balance.
The Canadian Real Estate Association (CAI) reports that residential sales declined in July compared to the same month last year, but that they increased slightly compared to June.
