CANADA, AUG 8 – The national average rent declined 3.6% year-over-year in July 2025, marking the largest drop this year and the tenth consecutive monthly decrease, according to Rentals.ca and Urbanation.
- Rentals.ca and Urbanation reported that Canada’s national average asking rent in last month fell 3.6% from a year earlier to $2,121, marking the 10th straight month of declines.
- Amid a record supply surge, Canada’s rental market is softening as reduced immigration lifts vacancy rates and forces landlords to lower rents, said David Aizikov.
- Leading provinces in rent declines include Nova Scotia with a 5% drop, British Columbia with 4.4, and Ontario with 3% to $2,325.
- As a result of falling rents, the $80 year-over-year decrease improves affordability for renters and creates tougher conditions for investors, with rents falling in four of Canada's six largest cities.
